A completely newly designed two storey warehouse with a modern appearance is planned at Sophialaan 5 in Utrecht on the Lage Weide business park. The project consists of a high-quality, ultra-modern distribution center with offices and will be realized on approximately 4 hectares of land. The size of the building is approximately 49,900 m² GFA in total.
The warehouse space meets all high-quality user requirements, including ample loading docks. Naturally with an eye for sustainability, the building is built gas-free, there is a BREEAM certificate and the roof is partly equipped with solar panels.
Two storey warehouse
The warehouse is divided into two parts; ground floor and first floor, with a warehouse including a mezzanine on each floor. The warehouse on the first floor has its own entrance and exit for freight traffic. This is accessible via a very spacious ramp of 9.4 meters wide, which provides sufficient space for trucks to pass each other. The slope of the ramp is 7%.
Car and pedestrian traffic are separated with a private entrance to a parking garage. The office area can be reached on both sides of the building via a pedestrian bridge. This ensures safety.

Availability
The total floor area is approximately 49,900 m², the building is divided into two floors for the warehouse and six floors for the office. The area is divided as follows:
- Warehouse 38,700 m²
- Office space 5,500 m²
- Mezzanine 5,700 m²
Number of pallet places
Based on the above floor space for the warehouse, there are a total of:
- approx. 54,900 pallet places with wide aisle configuration;
- approx. 67,800 pallet spaces in a narrow aisle setup.
These numbers are indicative and assume an expedition zone of 28 meters deep. Euro pallets with dimensions 800x 1200 mm, a rack with 3 compartment (pallets) with dimensions 100×2700 mm and a rack height of 1650 mm, (6 pallets high) and stacking height of 10,500 mm.
